It corrupts the integrity of all parties, the landlord as well as the renter. But don't take anyone else's word for it. See for yourself this Saturday morning as a longtime school teacher "breaks it down" through a close reading of Janet Stevens' 1996 picture book about share-cropping, TOPS & BOTTOMS. It's nominally a kids' book, but it's a must see for every member of society who wants more and better housing, lower rent, the abolition of regressive taxes, an end to unearned income, and higher wages.
