opposition is growing in Bahia, a lagoon-front area on the city's
northeast side....
...."The designs are wonderful and I'm sure they would be great for the
right location, but the location is our No. 1 concern," she said. "It
is not an appropriate location for senior housing or any high-density
housing. I am dismayed to see that none Novato senior housing, entrant number 143 of the designers took into account the remote location."
The Suburban Alternatives Land Trust obtained the two 7.5-acre parcels
for $2,000 - the cost of a transfer of title - in early 2005 from
owners who asked to remain anonymous. The lots had been listed
originally for $2.71 million.....

Residents for Intelligent Planning (RIP) is a grassroots neighborhood organization established by Bahia homeowners in response to the development proposed for the greenbelts adjacent to our homes. After reviewing the submitted architectural designs, RIP is disappointed to report that none of the designs are acceptable. We are certain that the people of Novato, after reviewing the designs and the proposed building sites, will unanimously agree. Be aware that today’s image-savvy developers may wear the clothing of socially responsible eco-citizens and boast that their projects will serve the community. But don’t be fooled by good intentions or displays of fashionable goodwill. Developments must be evaluated by the merits of the individual project, not the developer’s spin.
Location, Location, Location
No public transportation - 3 miles to nearest bus stop
No nearby services for seniors - 4 miles to nearest market, no doctors or emergency services close by.
Parcels are on steep hills that exceed legal development gradient limits.
Residential construction along Bahia Drive has never been approved and would have unsafe driveway access.
Isolated cherry stem community with access only via Bugeia or H Lanes, which are unlit rural roads
Existing greenbelt is a wildlife corridor and allows travel from open space lands to wetlands and Petaluma river.
Landslides, soil creep, debris flows are a risk and Novato developers do not have a good track record in resolving these issues.
Development on the ridgeline of Bahia Drive would eliminate the scenic views at the entry to Bahia.
Increased runoff from residential uses threaten downhill homes and fertilizer/pesticide pollution from agricultural uses threaten the newly restored Audubon wetlands
Senior/Affordable housing is a Good Idea that Needs the Right Location for a Successful Outcome.
